What we are building, and how.

The whole approach in nine sentences, before any numbers. When you want the numbers, the documents behind the gate carry them, with their sources attached.

  1. The gap

    The market stopped building neighborhoods designed around belonging, and the demand for them never went away.

  2. The pilot

    Bluestem, in Homer Glen, Illinois, is our first neighborhood: architect-designed homes arranged around shared land, walking paths, and a managed resident garden. Visit the Bluestem page.

  3. Scarcity

    Homes like these are scarce, and every assumption behind our pricing is traced to observable evidence.

  4. Staged risk

    The land is controlled first and entitled once as a whole, then built in a paced sequence, so risk is retired gate by gate.

  5. The commitment

    We build what we entitle: each phase is funded only after the gate before it clears, and Bluestem is planned through to its last home.

  6. Capital, fit to stage

    Each stage is funded by capital sized and priced for that stage's risk, from early pursuit capital through project equity to longer-duration continuation capital.

  7. Alignment

    The sponsor's own economics sit behind investors, and the full fee structure is disclosed.

  8. The evidence

    Every document we share is generated from one underwriting model that shows its sources and its downside cases alongside its base case.

  9. The sponsor

    Bluestem is led by Neil Griffin, a licensed architect and Booth MBA with a decade of development management for institutional owners, and his own cash is committed alongside investors.
